The Sarasota-Bradenton metro is one of Florida's most active real estate markets in 2026 — and one of its most split. Single-family homes are tightening toward a seller's market while condos remain firmly in buyer's territory. If you're buying, selling, or financing in Sarasota or Manatee County this year, the property type you're targeting changes everything.

Sarasota-Bradenton Market Snapshot: Mid-2026

Unlike small resort markets where a handful of transactions can swing the median, the North Port-Sarasota-Bradenton MSA sees thousands of closings per quarter. The data here is more reliable than in low-volume luxury markets.

Single-family homes:

  • Q2 2026 median sale price: ~$480,000–$492,000, up 8–9% year-over-year
  • Closed sales up 8.6% year-over-year in Q2 — four consecutive months of double-digit YoY gains

  • Months of supply: 6.1+ months (a buyer's market)

The divergence is real and significant. If you're buying a single-family home, you're in a tightening market. If you're buying a condo, you have meaningful negotiating leverage.

Buyer vs. Seller: What the Data Actually Says

Single-family buyers: Act with urgency. Inventory is down 22%, days on market are falling, and months of supply sits below the balanced-market threshold. Well-priced homes are moving in under 50 days. Waiting for prices to drop further isn't well-supported by the current data.

Condo buyers: You have leverage. With 6+ months of supply and flat/declining prices, sellers are motivated. Negotiate on price, closing costs, and repairs. Take your time.

Single-family sellers: Price at true market value and you'll receive ~95% of list and go under contract in roughly 46 days. Overprice and you'll join the inventory that's accumulating.

Condo sellers: This is a challenging environment. Buyers have supply on their side and price trends aren't in your favor. Competitive pricing and condition matter more than ever.

What's Driving the Market

Population growth hasn't stopped. The Sarasota-Bradenton metro continues to attract retirees, remote workers, and Florida transplants from higher-cost states. Demand is structural, not speculative.

The single-family/condo split has a specific cause. Florida passed new condo safety legislation following the Surfside collapse, requiring reserves and structural inspections for older buildings. Many condo associations are levying special assessments or raising HOA fees significantly to comply — which has pushed buyers toward single-family homes and created a two-speed market.

Barrier island properties operate differently. Siesta Key, Longboat Key, Lido Key, and Bird Key are supply-constrained coastal markets that behave more like the luxury resort market than the broader MSA. Prices hold better, days on market are lower, and virtually every transaction requires jumbo financing.

Conforming Loan Limit for Sarasota and Manatee Counties

Sources show slightly different figures — ranging from $806,500 to $832,750 — which reflects FHFA's annual adjustment process. At a $480,000 median single-family price, most buyers are financing within the conforming limit. The exception is barrier island properties, luxury homes, and anything above ~$1M — those require jumbo financing.

Loan Options by Buyer Profile

First-time buyers / lower down payment:

  • FHA loans: 3.5% down, 580+ credit score, works well under the conforming limit
  • Conventional 3% down (Fannie/Freddie): good credit required, PMI until 20% equity

Move-up buyers / conventional financing:

Luxury and barrier island buyers (jumbo):

  • Minimum credit score: 700+ (720+ preferred)

Condo Financing — What You Need to Know

The same legislation driving condo inventory higher is also affecting condo financing. Fannie Mae and Freddie Mac have tightened rules around condo project approvals — buildings with significant deferred maintenance, underfunded reserves, or pending special assessments may not qualify for conventional financing.

Before making an offer on a Sarasota or Bradenton condo, get the HOA financials and confirm the building is warrantable (eligible for conventional financing).
