For most Colorado counties the 2026 one-unit conforming (Fannie Mae / Freddie Mac) loan limit is $832,750 — a 3.26% increase from 2025. High-cost counties go higher, up to the national ceiling of $1,249,125 in Eagle County.

Which Colorado counties are high-cost in 2026?+

Eagle ($1,249,125), Garfield and Pitkin ($1,209,750), Summit and Lake ($1,092,500), Moffat and Routt ($1,089,050), San Miguel ($994,750), Grand ($883,200), Boulder ($879,750), and the Denver MSA counties — Adams, Arapahoe, Broomfield, Clear Creek, Denver, Douglas, Elbert, Gilpin, Jefferson, and Park — at $862,500.

Are FHA loan limits the same as conforming in Colorado?+

No — FHA and conforming limits are calculated differently. FHA's 2026 floor is $541,287 (65% of the baseline) and its ceiling is $1,249,125 (150% of the baseline). In most rural CO counties FHA tops out at $541,287 even though conforming is $832,750. In a handful of high-cost counties like Pitkin and Garfield, FHA is actually higher than conforming ($1,249,125 vs $1,209,750). Always check both columns in the table above.

What is the 2026 FHA loan limit floor in Colorado?+

Counties with lower median home prices use HUD's national FHA floor of $541,287 for a single-family home. About 35 of Colorado's 64 counties — mostly rural Eastern Plains, San Luis Valley, and Western Slope counties — sit at the floor.

Is there a VA loan limit in Colorado?+

Veterans with full VA entitlement have no hard loan limit anywhere in Colorado — you can borrow above the county conforming limit with zero down. Veterans with partial entitlement are capped at the county conforming amount shown above.

When do I need a jumbo loan in Colorado?+

Any loan above your county's conforming limit is jumbo. In most CO counties that's anything over $832,750. In Eagle County, jumbo doesn't kick in until $1,249,125.

How often do these limits change?+

FHFA announces new conforming limits every November, effective January 1 of the following year. FHA publishes its limits in early December and uses the same effective date.
