For every Florida county except Monroe, the 2026 one-unit conforming (Fannie Mae / Freddie Mac) loan limit is $832,750 — a 3.26% increase from 2025. Monroe County (the Keys) is the only high-cost county in FL at $986,300.
Which Florida counties are high-cost in 2026?+
Monroe County (Key West, Marathon, Key Largo) is Florida's only high-cost county at $986,300 for a single-family conforming loan. Every other FL county uses the $832,750 national baseline.
Are FHA loan limits the same as conforming in Florida?+
No — FHA and conforming are calculated separately. FHA's 2026 floor is $541,287 and ceiling is $1,249,125. Miami-Dade/Broward/Palm Beach sit at $645,000, Naples (Collier) at $730,500, Sarasota/Manatee at $711,400, Jacksonville MSA at $604,900, Tampa MSA at $568,100, and most rural FL counties at the $541,287 floor. What is the 2026 FHA loan limit in Miami-Dade, Broward, and Palm Beach?+
All three South Florida counties share the Miami-Fort Lauderdale-WPB MSA FHA limit of $645,000 for a 1-unit home in 2026.
Is there a VA loan limit in Florida?+
Veterans with full VA entitlement have no hard loan limit anywhere in Florida — you can borrow above the county conforming amount with zero down. Veterans with partial entitlement use the county conforming limit above.
When do I need a jumbo loan in Florida?+
Any loan above your county's conforming limit is jumbo. In most FL counties that's anything over $832,750. In Monroe County, jumbo doesn't start until $986,300.
How often do these limits change?+
FHFA announces new conforming limits every November, effective January 1. HUD publishes FHA limits in early December with the same effective date.
