Erie and Frederick sit in the growth corridor between Denver, Boulder, and Fort Collins — two of Colorado's fastest-expanding towns that have absorbed significant demand from buyers priced out of Boulder and Broomfield. Erie straddles the Boulder/Weld County line; Frederick is a small Weld County town that has exploded with new construction. Both offer newer homes, strong schools (St. Vrain Valley School District), and mountain views — at prices that are meaningful step-downs from Boulder.

New construction conventional: Many Erie and Frederick homes are new construction. Builder preferred lenders often quote conventional products with 2-1 buydowns. Compare their rate to independent broker rates.

Both towns have major new-construction communities from Richmond Homes, Meritage, Taylor Morrison, and local builders:

Erie:

Frederick:

  • Wyndham Hill — large new-construction community, strong schools
  • Colorado Hills — entry-level new construction $430,000–$520,000
  • Multiple DR Horton and LGI communities at more affordable price points

New construction advantages: builder warranties, energy efficiency, modern floor plans, potential incentives. Disadvantage: typically longer timelines (3–8 months for spec or custom builds), and you're locked into builder pricing.

Commute Context

  • Erie to Denver: 35–45 minutes via US-36 or E-470
  • Erie to Boulder: 20–25 minutes
  • Erie to Broomfield/Westminster tech corridor: 20–30 minutes
  • Frederick to Denver: 40–55 minutes via I-25
  • Frederick to Fort Collins: 30–35 minutes

Erie in particular has become a commuter hub for Boulder and Broomfield tech workers who can't afford Boulder proper.

St. Vrain Valley School District

One of Colorado's highest-rated school districts — consistently ranked in the state's top 10. The district serves Longmont, Erie, Frederick, Firestone, and surrounding areas. Buyers specifically targeting SVVSD often research which elementary and middle schools serve specific subdivisions.

FAQ

Is Erie Boulder County or Weld County? Both — the town straddles the line. The county of the specific address matters significantly for FHA loan limits and property taxes (Weld County taxes are lower).

Are there oil and gas concerns near Frederick? Weld County is Colorado's most active oil and gas county. Some Frederick neighborhoods are near well pads — research specific locations if this is a concern for you.

How does Erie compare to Longmont? Erie has newer housing stock and slightly higher prices; Longmont has more character, an established downtown, and more affordable resale inventory.
