What parts of Florida are USDA eligible?+
Most of rural and outer-suburban Florida is USDA eligible — large portions of Escambia, Bay, Charlotte, Volusia, St. Johns, Osceola, Alachua, and Marion counties qualify. Major metros (Miami, Tampa, Orlando, Jacksonville proper) are not eligible, but their outer suburbs often are. We'll run the exact property address through the USDA eligibility map before you write an offer.
What are USDA income limits in Florida?+
USDA Guaranteed loan income limits vary by county and household size. For most Florida counties in 2026, a 1–4 person household caps around $112,450 and a 5–8 person household around $148,450. Higher-cost counties (Monroe, Collier) have higher caps. Income limits are based on total household income — including non-borrower household members.
Is Pensacola USDA eligible?+
The city of Pensacola itself is not USDA eligible, but most areas immediately outside the city are — including Cantonment, Molino, parts of Pace, and rural Escambia and Santa Rosa counties. Pensacola is one of our most active Florida USDA markets because the eligible rural fringe surrounds the city closely.
Can I use USDA for a vacation home?+
No — USDA requires the property be your primary residence. You also cannot own another adequate dwelling within commuting distance at the time of closing.
What are USDA fees in Florida?+
USDA loans carry a 1% upfront guarantee fee (financed into the loan) and a 0.35% annual fee. That's meaningfully lower than FHA's 1.75% upfront + 0.55% annual. The savings stack up over the life of the loan.
How long does USDA take to close in Florida?+
Typically 30–35 days. USDA loans require a final sign-off from the USDA Rural Development office in addition to the lender's underwriting, which adds a few days versus FHA or conventional. We submit early to keep your contract on track.
