Manufactured home financing in Montezuma County

Manufactured homes are common across Montezuma County, and a lot of buyers assume their only options are cash or dealer financing. That's not true. Manufactured homes can be financed with USDA, FHA, VA, and even conventional loans — at real 30-year fixed mortgage rates — provided the home is permanently affixed to owned land and meets program standards for age, foundation type, and condition.

The City of Cortez requires building permits for manufactured home installation, and the foundation has to meet HUD permanent-foundation guidelines for any of the agency programs to work. Newer homes on a qualifying permanent foundation, on owned land, fit the cleanest. Older homes or homes still on a chassis-only setup may need a Non-QM or portfolio solution — still doable, just structured differently.
