Eglin Air Force Base is the largest Air Force installation in the world by land area, covering roughly 464,000 acres of the Florida Panhandle. Together with Hurlburt Field and Duke Field, it drives the housing market across Okaloosa and Santa Rosa counties — Fort Walton Beach, Niceville, Crestview, Navarre, and Destin.
Tayton Capital is licensed in Florida and closes VA purchases and VA IRRRL refinances throughout the Panhandle. As an independent broker we shop the file across multiple wholesale VA investors, which matters here because Panhandle insurance costs make small rate differences meaningful.
Where Eglin families buy
Niceville and Bluewater Bay: The top choice for officers and senior NCOs — top-rated schools, $400,000–$650,000, minutes to the east gate.
Fort Walton Beach and Mary Esther: The most affordable inventory close to base, $300,000–$450,000, heavy VA volume.
Crestview: The value play north on Highway 85. New construction from the $290,000s with a 30-minute commute.
Navarre: Between Eglin and Hurlburt with a strong military community, $375,000–$525,000.
Destin and Miramar Beach: Higher price bands, $600,000–$1.2M, frequently purchased with an eye toward renting after PCS.
2026 Okaloosa County VA loan limits
No VA loan limit with full entitlement, and no down payment. Okaloosa County's 2026 conforming limit is $832,750 with a $541,650 FHA floor; those caps only apply to partial entitlement. Destin purchases above $832,750 close as zero-down VA loans regularly.

The PCS-to-rental strategy Eglin families use
VA occupancy rules require you to move in within 60 days and live there — but there's no minimum holding period afterward. A very common Panhandle pattern:
- Buy at zero down on VA at your first Eglin assignment.
- Live in it for the tour.
- PCS out and convert it to a rental — long-term in Crestview or Niceville, short-term near Destin.
- Use second-tier entitlement or a conventional loan at the next duty station.
Two cautions: the departing home's mortgage counts against your debt-to-income unless you can document rental income to offset it, and short-term rental zoning in Okaloosa and Walton counties varies by parcel. Confirm both before you assume the plan works.
Eglin AFB VA loan FAQs
Can I buy a short-term rental near Destin with a VA loan?
Not as a pure investment. VA requires you to occupy the home as your primary residence within 60 days. Once you PCS out you may rent it — including short-term — without repaying the loan, which is how many Eglin families build a rental portfolio.
Does VA work on a 2–4 unit property in Okaloosa County?
Yes. You occupy one unit and rent the others, still at zero down. Some investors will count a portion of projected rent toward qualifying income with an appraiser's rent schedule.
How does wind mitigation affect my payment near Eglin?
Substantially. A current wind mitigation inspection on a post-2002 roof and code-compliant openings can cut the wind portion of the premium by 30–50%. We ask for it during pre-approval.
Is Hurlburt Field the same market?
Essentially yes. Hurlburt Field and Duke Field are part of the greater Eglin complex and draw from the same Fort Walton Beach, Navarre, and Crestview inventory.
