The United States Air Force Academy sits on 18,500 acres north of Colorado Springs and supports roughly 4,000 cadets plus a large permanent-party staff, faculty, and civilian workforce. The housing market around it — Monument, Gleneagle, Black Forest, and northern Colorado Springs — runs meaningfully higher than the rest of El Paso County, which makes the VA benefit especially valuable here.
Tayton Capital is an independent broker licensed in Colorado. We place VA loans, including VA jumbo above the conforming limit, across multiple wholesale investors and take whichever one prices your specific scenario best.
Where Academy families buy
Monument and Palmer Lake: The default for Academy staff. D-38 schools, mountain views, mostly $600,000–$900,000.
Gleneagle and Northgate: Closest to the north gate, established and newer inventory in the $550,000–$750,000 range.
Black Forest: Acreage on 2.5 to 5+ acres, heavily favored by senior officers, $750,000–$1.3M.
Briargate and Flying Horse: Amenity-driven northern Colorado Springs neighborhoods, $550,000–$1M+.
Woodland Park: For families who want to be in the mountains and accept a 35-minute commute over Ute Pass.
2026 VA loan limits near the Academy
There is no VA loan limit with full entitlement. That's the reason so many Monument and Black Forest purchases in the $700,000–$1.1M range close as VA loans with zero down while the equivalent conventional purchase would need $140,000–$220,000 up front. El Paso County's conforming limit is $832,750 for 2026, but that number only constrains partial-entitlement borrowers.

VA jumbo in the Monument and Black Forest price bands
Above the county conforming limit, VA loans are still VA loans — no mortgage insurance, same funding fee rules, same appraisal process. What changes is investor appetite. Some wholesale investors cap zero-down VA at $1M; others go to $1.5M or higher with adequate reserves and a 680+ score.
That variance is exactly why brokered VA beats retail VA in this price band. A bank quotes you one answer. We check several and bring back the one that lets you keep your cash.
Academy VA loan FAQs
Can a newly commissioned officer use a VA loan right away?
Active-duty members qualify after 90 continuous days of service during wartime periods, which covers current service. A brand-new second lieutenant reporting to a first duty station typically has entitlement available immediately.
Will VA finance a home above the conforming loan limit near the Academy?
Yes. With full entitlement there's no VA maximum, so $900,000 and $1.2M VA purchases in Monument and Black Forest are routine. The lender's own maximum and your qualifying ratios become the constraint, not a county cap.
Do permanent-party staff and faculty get the same benefit as line units?
Yes — VA eligibility is based on service, not assignment. Academy faculty, AOCs, coaches, and permanent-party enlisted all use the same entitlement.
How does a VA jumbo work?
Above roughly $1.5M, some investors require a small down payment or tighter reserves. We compare VA jumbo investors directly, because pricing between them varies far more than it does on standard VA.
